Edmond Premier Real Estate Services, LLC offers full-service property management. Our investors enjoy the "turn-key" approach towards investing, which provides them with the security of being able to buy a property and entrust it to a reputable property management company to manage the advertising and leasing process, collect the rent, hold the security deposits, and handle any maintenance or repairs needed.

Each month, as an investor with Edmond Premier, you will receive a statement with your rent check. Your check can be direct deposited or mailed to you, whichever you prefer. Naturally, if you property should need significant maintenance work completed (over $200) you will be contacted to obtain the proper authorization to complete the work.

We work with over 125 investors and manage over 200 properties, and our inventory is increasing every month. Our investors understand the importance of having their investment property well-maintained and having great customer service for both themselves and their tenants.

Marketing your property

After we sign your property management contract with you we will get a sign in the ground and a lock box on the door and start advertising on our website, along with craigslist, rentals.com and 65 other websites that go out to over 125 different advertisers

Showing your property

We will show your property actively with our team of leasing agents and other realtors in the area. We typically begin showing the properties 30 days before the end of the lease...this gives you maximum coverage to get your property re-leased as quickly as possible. With our team, you have the advantage of weekend and after hours showings. Using our agressive marketing system, we are renting most properties within 3 to 60 days of having them on the market.

Applications and credit checks

All applicatons are done online or in person at our office. We conduct a four point background check for each person applying to lease a home with us. This includes a criminal background check using the National Criminal Database, credit scores from the three major reporting companies, employment history and rental or mortgage history.

Move in move out inspections

A detailed video inspection and report is conducted for each property at move-in and move-out, that details every part of the house, including any maintenance issues or existing damage.This protects both the owner and the tenant from liability and will be used in court on a YouTube video

24 /7 on call maintenance service

We use a custom system called NightTenders that allows us to track all the properties and maintenance calls 24 /7. NightTenders, Inc. was created by former and current investors and property managers that know the industry well. They maintain a call center of well-trained staff who know the questions to ask a tenant calling in with an "emergency" ~ they can walk through the problem with our tenants, document their issue and figure out the best solution, whether it needs immediate attention or can wait until business hours.All calls are texted or e-mailed to our staff so we are kept in the loop as to what is being done.
